Portfolio Landlord Mortgages

A portfolio landlord is defined by the Prudential Regulation Authority (PRA) as a landlord who has anything from 4 or more mortgaged buy-to-let properties across all lenders in aggregate. These can include holiday lets, HMOs, properties owned via a limited company, and even ‘consent to let’ properties. These properties could be owned solely or jointly by the applicants. The amount you can borrow for this type of loan will vary from lender to lender. Some lenders will allow a maximum overall borrowing of £3 million across all properties whereas others may allow for higher amounts.
A buy-to-let portfolio mortgage can be the perfect solution for landlords with multiple investment properties, making it possible to keep everything within one loan repayment.
Arranging buy to let mortgages for a portfolio landlord can be quite challenging in comparison to arranging a standard buy to let mortgage as it isn’t a case of assessing just an individual property but taking into consideration the size of the portfolio and the borrowing against all the assets in order for a lender to make a decision, making the experience of a portfolio mortgage broker like Apex Financial Consultants invaluable.
